News from the Ballantyne Area

Ghengis Grill will open next to Skillet’s in Ballantyne Corners in the spring according to York Development, which is running the center. It’s the first Charlotte location of the Texas-based Mongolian Stir Fry concept.

Of Restaurants and Real Estate…mixed signals in the Ballantyne area.

When I started Ballantyne Magazine in 2000 and the Ballantyne area was fairly nascent, it was difficult to find a restaurant. A pizza restaurant opened in 2000 in Ballantyne Commons East. It was in the spot Big Daddy’s occupies. As soon as the pizza restaurant opened, it had to close…the business could not cope with all the business and had to re-staff and reorganize. Nice problem to have!

Fast forward 11 years and there aren’t many restaurants being overrun. The area is sending mixed signals when it comes to restaurants. The new breakfast and lunch spot, Skillets, is reporting big numbers and longstanding restaurants like Firebirds are also doing well. However, a tour of the area on Saturday shows lots of shuttered restaurants.

In Ballantyne Corporate Park alone, three freestanding restaurant buildings are vacant and have been vacant for several months. Eddie’s Place closed its Toringdon location and a prime restaurant spot in Ballantyne Village has also been empty for several months.

Big Daddy’s Burger Bar and Libretto’s in Ballantyne Commons East report excellent 2010 sales as did Newk’s in Blakeney.

Now to Real Estate Where there’s Some Optimism

David Huss of Allen Tate is optimistic about residential real estate in 2011. Prices will drop but sales will increase.

I spoke with David Huss of Allen Tate Realtors and a long-time residential real estate specialist in the Ballantyne area. I asked him to peer into his crystal ball for the upcoming year and especially to the all-important spring sales season. Here’s a quick Q and A.

Q: We’ve had some big companies move into the Ballantyne area. Are you seeing an impact?

A: Yes. I am and we are at Allen Tate. We were contracted to help people from Premier. We’re not creating jobs at the rate we were but people are still coming. Companies who are already here are expanding. The utility business is also exciting.

Q: We’ve seen house prices fall in the last several months. What’s likely to happen in 2011?

A: We work with a consultant who has been dead on in his predictions. Before he arrived. I’d have to take anti-depressants but he was always right. We heard him in December. He said, “I have good news.” He says prices will continue to decrease through first half of 2012 but sales will go up. Banks are going to open the foreclosure spicket. My activity starting in November has been really, really high. The phone is ringing. I think it’s going to be a good year. Prices will go down but I’ll sell more. We might see around a 5% price drop.

Q: What’s your advice to people who want to buy?

A: Don’t wait for the bottom. Now is a great time. Interest rates have to rise.

Q: What’s your advice to sellers?

A: Be ahead of the curve. I said it to five sellers today, “Make your price convincing. Price it for the bottom now.”

News from the Ballantyne Area

What are the top stories/issues for 2011?

Here are the stories that most interest me for the upcoming year. These will have a major impact on the area.

  1. Home prices…will they continue to decrease in the Ballantyne area?
  2. Tax revaluations. How will these affect the area?
  3. Ballantyne Village. Retail properties in the Ballantyne area are in flux…it’s not just Ballantyne Village. Other commercial properties are under major pressure.
  4. The economy…especially small businesses.
  5. Impact of major corporate moves in Ballantyne Corporate Park. When will these help the local economy? Or will they?
  6. School budget cuts. I thought we had an education lottery to help schools so they would not have to lay off teachers. What will happen in the summer?
  7. I-485. The state can find money to keep cash flush companies stay in the area but they can’t find money to add lanes and intersections to I-485.
  8. Commercial property in general. We went through the residential problems. In late 2011 and in 2012, commercial properties will be under additional stress.
  9. The library and parks. We’ve got a great local library and some good parks. What will happen to these if there are more budget cuts due to the revaluation?

I’ll be following all of these very closely in the next few weeks.

BJ’s is closing some stores but the Pineville store will remain open.

NEWS
No new Sun City for at least three years…according to local sources, Del Webb, developer of Sun City Carolina Lakes just south of Ballantyne in Lancaster County, was seriously considering an additional development near Andrew Jackson State Park between Ballantyne and Lancaster. It would have been “Sun City Lite” without the same level of amenities. Initial sales went extremely well at Sun City Carolina Lakes and reached approximately 2,000 units; there’s capacity for approximately 3,500 units.

Del Webb also seriously considered a site in Lincoln County just west of the southern portion of Lake Norman but could not reach an agreement with Lincoln County officials about a site. Sources indicate it may take up to three years to complete sales at Sun City Carolina Lakes.
No good news for home prices in the Ballantyne area but it could be worse.

There are pockets of resistance but home prices continue to decline in the Ballantyne area, according to one real estate professional who stated the decline is significantly worse along the NC 49 corridor in south west Charlotte.

OUT AND ABOUT IN THE BALLANTYNE AREA

The aroma outside (and inside) Cast Iron Waffles is enticing.

Enjoyed an excellent breakfast with local attorney Allen Starrett at a relatively new spot, Cast Iron Waffles, in Cedar Walk just east of 521 off Ardrey Kell. (Website here). The lovely server promised me a “mind blowing” waffle and it was certainly excellent. It’s a relatively small eatery but extremely cozy and the aroma is enticing. Good coffee plus a good range of tea. Great to spend some time with Allen who specializes in wills, trusts, and estates plus corporate law.

FIREBIRDS STONECREST SCHEDULED TO OPEN DECEMBER 26

The restaurant suffered an electrical fire three weeks ago. “We are very fortunate the fire occurred after the restaurant was closed and no one was injured,” says Michael Stephan, managing partner. FIREBIRDS REMAINS CLOSED IN STONECREST BUT IS OFFERING GIFT CARDS. MOST IMPORTANTLY THEY ARE LOOKING AFTER EMPLOYEES AT THIS TIME OF THE YEAR.

Popular restaurant anticipates reopening just after the holiday season.

Due to an electrical fire two weeks ago, Firebirds in Stonecrest remains closed for dining. However, the company is embracing the holiday spirit by giving back to their employees.

“We are a people based company and we always want to do what is right,” said  Mark Eason, chief executive officer.

“We decided the best thing we could do was continue to pay our hourly employees their usual wage as well as compensate for lost tips,” said Eason. Salaried managers will continue to receive their salary and benefits in full. Some hourly and salaried employees are working at the two other locations in town.

“Even a fire can’t stop us,” said local owner Dennis Thompson. “We have set up a drive-through outside of StoneCrest to sell holiday gift cards and sales are up at our other two Charlotte locations. We’ve had great support from the community and we look forward to getting our flagship store back open as soon as possible,” he said. “We celebrated our 10 year anniversary on December 6, so this has been a little sad timing wise,” Thompson added, “but we will be back.”

With crews working around the clock, Firebirds anticipates opening just after the Christmas holiday. Firebirds has three locations in the Charlotte area: StoneCrest in Ballantyne, SouthPark at the corner of Sharon and Colony Road and Northlake Mall. For additional information, go here.

Opera Carolina Christmas Caroling on Saturday, December 18 from 7-8 p.m. at the fountain in Ballantyne Village followed by teenage pop artist “JAZ” performing at Dilworth Coffee from 8 p.m. to 10 p.m.

North Carolina Department of Transportation considering different plan for I-485 interchange. At the Ballantyne Breakfast Club meeting last week, a representative from the NCDOT revealed the department is considering adding an additional left hand turn lane instead of a flyover bridge ramp. Before this plan goes into effect, there will be a public meeting in Ballantyne. I’ll have more news about the date.

Dr. Deborah Aten is expanding her Toringdon dental practice.

Dilworth Coffee in Ballantyne Village has live music this Friday and Saturday evening at approximately 7 p.m. The store is also participating in the “Be a Santa for a Senior” program: customers can pick up an ornament with a Senior Citizen’s name on it, purchase and wrap gifts, and return them with the ornament to any Dilworth Coffee location by December 10.

Ballantyne Breakfast Club meets at Ballantyne Hotel at 9:00 a.m. this Saturday, December 4. Primary guest speaker is Tawana Brooks, the NCDOT Division Construction Engineer for the Ballantyne area. Giving Tree. Help a family in need this holiday season. Stop by the Morrison Family or Ballantyne Village YMCA and take an ornament from the Giving Tree. All items are due back to the YMCA, unwrapped, by December 11.
